The Sugar Grove Library cordially invites requests for proposals and plans for the available mixed use space located within the beautiful facility located at 125 S. Municipal Drive.  This area has previously hosted a variety of café and coffee shops.     

Ideas suggested have included:

  • Traditional café/Coffee Service
  • Candy or Ice Cream Store
  • Art Lab and shop
  • Muffin and cupcake shop
  • Upscale food and coffee vending
  • Pop up shops
  • Farmers Market outpost
  • Sandwich wraps or light food

The Library is interested in finding a match for a good use of the space which will benefit patrons.   Please note that the Library is a taxing body, with a mission and values committed to quality Library services.   As such, use of the space must be in alignment with activities appropriate for civic space.

The space is approximately 714 square feet in the Library and has basic food preparation space, storage, and utilities.   Basic seating, shelving, and lighting is provided by the Library.     A small deposit is required, with extremely low monthly rent in range of $150-200.    The Library is a non-profit, and rent will be structured to cover the basic cost of utilities associated with running the space during regular Library operational hours.

Open hours of the space are open to negotiation depending upon owner preference, however the Café is expected to close with Library Hours.    Library hours are currently:   10 a.m. – 8 p.m. Monday-Thursday/Closed Friday/ 10 a.m. – 4 p.m. on Saturday/2 p.m. – 6 p.m. on Sunday.      Additional charges may be applicable for operations on times when the Library is closed.

Meetings are welcomed to be held in the space by the vendor, however events will be limited to available space and subject to approval for larger events.   The space may not serve in lieu of a Library meeting room rental for larger activities or ones that may impact upon operations.    The Library desires to develop a strong partnership as to mutually encourage patron traffic to both the establishment and Library services.   ALL event programming held in the space is subject to approval by the Library Director, and must be in alignment with the values, mission and policies of the Library.

The Library typically has 6 – 9,000 patrons through the Library per month, and holds a variety of programs, events, and groups to encourage patron use of the facility.   Parking is generous with easy access and handicapped accessible.  Bathrooms are maintained by the Library.

The space is available for lease at this time.    


The Library will provide the following food service quality equipment for use by The Licensee:

  1. Lighting
  2. Ceiling and flooring
  3. Customer seats and tables
  4. Prep table and shelving
  5. Hand sink, sinks, and faucets
  6. Order counter and island
  7. Microwave oven
  8. Refrigerator/Freezer
  9. Coffee Grinder

There is no oven or commercial grade cooking equipment. 

Utility Information

The Library will provide and pay for the following utilities:

  • Electricity
  • Natural Gas       
  • Water and Sanitary Sewer
  • Trash Removal – vendor takes out their trash to dumpster
  • Property Tax
  • Public Wi-Fi Network and Internet Access
  • Lawn care, plowing and associated upkeep of facility

The Licensee will provide and pay for the following as they relate to operations:

  • Janitorial Services
  • Pest Control Services
  • Telephone Service for the Café, if desired
  • All necessary permits and approvals – the Café must be in compliance with all laws
  • Associated costs for any additional food service equipment, furniture, or equipment necessary for service


The Cafe shall maintain, throughout the term of the License, insurance naming the Library as an additional insured in the following amounts and coverage:

a. Workers Compensation pursuant to Illinois statutory limits with Employer’s Liability limits not less than $1,000,000 each accident.

b. Commercial General Liability Insurance with limits not less than $1,000,000 each occurrence Combined Single Limit for Bodily Injury and Property damage, including Contractual Liability, Personal Injury, Products and Completed Operations.

The Licensee shall comply with all applicable Federal, State, and local statues and regulations applicable to employment practices and payment of wages.
